Fire doors: installation & remedial works

London within the M25Managing agents & commercial

End-to-end management to keep our clients’ portfolios safe and compliant.

Fire doors that do their job. Installed and maintained properly.

A fire door only protects a building if it closes, latches and seals as it was designed to. Gaps, worn seals, failed closers and damaged leaves are the faults that turn up again and again in fire risk assessments and fire door inspections.

Whether a door needs putting right or replacing, we make sure it does its job.

AB Key carries out fire door remedial works for block management and commercial clients across London within the M25, putting right the defects identified in your fire risk assessment or inspection report, so your building stays safe and compliant.

What remedial works cover. Typical defects we put right.

  • Gaps and alignment

Doors re-hung and adjusted so the gaps around the leaf are within tolerance.

  • Seals

Damaged or missing intumescent and smoke seals replaced.

  • Self-closers

Closers repaired, adjusted or replaced so the door closes fully and latches on its own.

  • Hinges and hardware

Worn or missing hinges, latches and ironmongery replaced.

  • Glazing and signage

Damaged vision panels repaired and missing fire door signs replaced.

Fire door installation. New doors, fitted to standard.

When a door is beyond repair, or doesn’t meet the required rating, we supply and install replacement fire doors for communal areas, flat entrances, risers and plant rooms.

  • FD30 and FD60 fire doors to suit your building’s fire strategy
  • Certified doorsets, with frame, leaf and ironmongery tested together
  • Fitted to the manufacturer’s instructions, with correct gaps, seals, closers and signage
  • Product details and before and after photos on completion for your records

Fire door questions

How often do fire doors in a block of flats need checking?

Under the Fire Safety (England) Regulations 2022, in residential buildings with storeys over 11 metres the Responsible Person must check communal fire doors at least every three months, and use best endeavours to check flat entrance doors at least once a year.

What happens when a fire door fails an inspection?

The defects listed on the inspection report or fire risk assessment need putting right. Most failures, such as gaps, seals, closers and hinges, are fixed with remedial works rather than a new door.

Should we repair or replace a fire door?

Repair where the leaf and frame are sound and certified. Replace where the door is damaged beyond repair, uncertified or the wrong rating.

Do you provide evidence of the works?

Yes – before and after photos and a completion report for every door.

Do you work with managing agents?

Yes. Most of our clients are managing agents, housing associations and commercial property owners. We work from your fire risk assessment or inspection report and send photos of completed works for your records.
